The Home Owner Association Fee is $321/month. Rent for the lot is $300/month for a TOTAL Of
$621. IF you do NOT want to pay the Lot Rent, You CAN purchase a share for $50,000 which means You then OWN the land the home sits on and would pay ONLY the H.O.A. Fee of $321.
The home as been totally renovated,
There is new pergo flooring in the living room and hall way; new carpet in both the bedrooms; new modern curtains in the living room, and the master bedroom and the kitchen. There is a new dishwasher, and a new tile back splash; the main bathroom has had a total renovation with re-glazed tub and tiling bath surround, and new fixtures as well. There is a great NEW set of FRENCH DOORS leading to the back entry, as MOST of the homes use the back entry for the MAIN entry. NO heavy sliding doors to pull on—just a nice door that can be opened wide for moving in or out any large or bulky items. The BONUS room in the back has all new tiling and has been painted, top to bottom. It has a nice ½ wall that helps divide it from the rest of the home and could be used as a hobby room, or a quiet area for reading,
The Master bedroom is furnished with wicker furniture and a KING size bed to spread out on. It has
a walk-in closet and more drawers in it, for even more storage space.
There are 2 tvs included, and in the living room is a nice recliner. You will need to provide a sofa and side table. In the living room there are 4-chairs and table to eat on, and a nice built in shelf that can be used to store dishes or use as a pantry for more storage. There is a shelving pantry in the kitchen area, and almost brand new dishes, glassware, flatware and T-fall pots and pans. All small appliances have been replaced—no 20 year old items here!
The 2nd bathroom has been refreshed with painted shower (which is a walk in shower) and new shower head.
There is storage outside in the shed off the 2-car carport, that works for a washer and dryer, if you want to invest in them; or there are facilities throughout the village for on-site laundry.
The in-Village amenities include but are not limited to:
3 pools and 3 Rec Centers, laundry facilities, a hot tub at the main pool, computer rooms, work-out facilities, catch and release pond, putting green, shuffle board courts and team competitions, golf outings, tennis courts, free movies twice weekly, dances, card groups and many more active groups and organized trips and activities. The staff at R/V are very friendly and helpful and always are on-site to help answer any questions or concerns, unlike many places that you may have seen.
You can be as involved as you want; or just live the good life. Either way—the LIVING IS GOOD at Ranchero Village!
Beaches are about 15 minutes away—very close, without the high prices or crowded areas of living there.
The Tampa Airport is 30 minutes away and an easy drive; and the St. Petersburg Airport is even closer and has direct flights to and from Canada.
