Istria is universally renowned as one of the top wine-making regions of the world, among other things thanks to its fertile land, the variety of its terroirs (types of soils) and its very specific microclimate; due to that Istria is often nicknamed the "Croatian Tuscany"

The vineyard was planted in 2009 with 73,000 wine plants of traditional local grape varieties such as Malvasia (42%) and Chardonnay (40%) with some Sauvignon (10%) and Semillon (8%)
annual average production over the last 5 years added up to around 67,500 liters of high-quality wine, or 90,000 bottles per year
The estate is completely fenced, partly by a stone wall and partly by a wire fence
On the plot, there is a stone house (105 m2) with storeroom for agricultural machines, a kitchen, wardrobe and toilet
In addition the land is sold with building permit in place for the construction of a building totalling 900 m2 to be used partly for residential purposes (with up to 3 self-contained units) and partly to host a winery, wine cellar, a restaurant, souvenir shop as well as a swimming pool and parking (a rough estimation of costs received by the owners for the construction of the building adds up to approximately 1,335,000 EUR)
