We are currently doing our due diligence on a 48 Unit apartment complex in Oklahoma City and seeking capital partners for an equity position on the project. The deal offers very attractive financing terms with a lot of room for upside. The project currently has a positive cashflow. Value Investment Group has successfully negotiated acquisition terms of a $900,000 purchase price with $600,000 down payment, Seller to carry the balance at 5.0% for 36 months amortized over 30 years with an option to extend an additional 24 months at 6% interest. Balloon payment in 60 months. 45 days due diligence period with a 10 day close. The $600,000 down payment will be supplied by a bank. Capital improvements needed are estimated at $200,000 plus a reserve account of $50,000. Total investment Required is $250,000. VIG will supply $50,000.
