About the house:
- LAYOUT: 250 m2 on three levels (basement: triple garage, pantry, heating room; ground floor: huge living room/dining room, big single bedroom, hall, an unfinished bathroom; first floor: kitchen, giant master bedroom, big single bedroom, big double bedroom, bathroom, study.
- CONDITION: First floor: All rooms on the first floor are recently renovated while the ground floor is partially renovated. Here even the bathroom and the kitchen are fully updated and renovated. Ground floor: The living room/dining room is fully functional but might require redecorating. The ground floor bathroom needs work (plumbing and tiling). Basement: this level is in a good condition for a basement / garage. Roof: in excellent condition, underwent a complete renovation in the 90s. Windows and insulation: the house is fully insulated, with all first floor windows recently changed for modern double glazed windows. Facade: needs repainting within the next few years.
- HEATING AND WATER: year around cost efficient heating thanks to a pellets and wood burner. The pellets burner can be loaded with pellets once every two weeks so no need to attend to it daily. The burner is also the source of hot water. Water comes from a reliable reservoir that is managed and shared by village and there is no water charge. In addition to buying pellets / wood utilities are comprised of electricity charge (negligible as pellets are used for both heating and hot water) and waste collection charge (round 150 EUR per year). This house is very economic to maintain.
- PLOT: roughly 1200 m2 by a road that is seldom used, it is not a main road. You will see fewer than 1 car pass every hour. Being by the road has the advantage of easier access in wintertime when the snow can reach 1 m in height. Despite the roadside location the house has lots of privacy because of the distance to the nearest neighbour (around 200 m) and because behind the house you have plain forest. You are in the middle of a village and in the forest at the same time. You can go for a walk in the forest by crossing your back garden. The plot has some fruit trees and ornamental plants in the front yard. There is a big decking area in the front yard and a small, enclosed one at the back. There is also a garden shed in great condition.
